What is an EPC?
An Energy Performance Certificate (EPC) rates how energy efficient a building is. It looks at things like the building fabric, glazing, heating and cooling systems, water heating and lighting, and gives the property an official energy rating.
In Malta, an EPC is a legal requirement whenever a property is constructed, sold, or rented out. The current rules are the Energy Performance of Buildings Regulations, introduced by Legal Notice 47 of 2018 and updated several times since — today forming Subsidiary Legislation 623.01 — administered by the Building and Construction Authority (BCA), the authority responsible for EPCs in Malta. Certificates are drawn up by a registered assessor after an on-site inspection and are valid for 10 years.
A good rating can do more than tick a legal box — a strong energy performance may make buyers eligible for green home loans at preferential rates, adding to your property’s appeal.
